Histria Aromatica Park is owned by the company Bioaromatica from Zagreb and in addition to 100,000 m2 is owned by another 130,000 m2 in concession (Croatian Forests). The economy has excellent infrastructure; access roads; macadam roads on the property in the length of approximately 7 km, electricity leased power 78 kW with the possibility of additional purchase, county water supply, gas buried tank of 2,400 l, solar collectors for hot water, rainwater collects on stone roofs and goes into the tank of 350 m3. Above the tank is a fountain of 150 m2, 50 cm deep.
The farm has 2 access roads; one (main) from the east which in the length of 1,400 m leads to the magnificent main stone entrance (portuna). The entrance is closed by a sliding wrought iron door (unique Gaudic form), while the second access road for commercial purposes is located in the western part of the estate where the farm building is also located; three-nave prefabricated hall (construction and metal sandwich panels) of 300 m2 whose purpose is the storage of agricultural products from the property, machinery, tools, etc.
Roads and promenades follow the isohypses of the hill, they are interconnected which provides perfect communication through the property. The whole hill is protected from soil erosion by stone dry stone walls in the length of approximately 4,500 m, while the fertile fields are created by irrigating 36,000 m3 of land (2,000 trucks of 18 m3). Gardens and fields for the production of healthy food have irrigation, but it is possible to carry out irrigation on any part of the property. During 12 years of plant breeding, only manure was used, and for the protection of plants, the plant Dalmatian pyrethrum - pyrethrum - produces bio-eco plants in particular.
The farm is enriched with plantations of gardens, vineyards (2,400 vines), olive groves (with 100 indigenous olives aged 11 years), orchards, fig trees, plantations of medicinal spices and aromatic herbs (lavender, immortelle, rosemary ...), authentic natural rocky area of ​​200 m2 enriched with Mediterranean aromatic plants and 15 species of irises (Iris-Croatica). Special rarities of the estate are a miraculous fig tree more than 130 years old, which grows from a karst pit from a depth of 8 m, and a cave-cave located on the north side of the estate of approximately 100 m2
where the year-round temperature is about 12-13 degrees Celsius. (It can serve as an atomic shelter or tasting room for the best sparkling wines).
Right near the top of the hill there is a plateau - a plateau of 5,000 m2 planted with young immortelle (in the future possible rose garden with a heliport). From the main entrance to the stone square with an amphitheater in three cascades, with a total area of ​​1,000 m2, there is a 250 m long road crowned by 7 m high pyramidal cypresses. The amphitheater is carved into the natural rock of the stone hill and is enclosed in the form of a hexagonal horseshoe by three buildings - buildings of 1,000 m2. In order to optimize communication in and around the building, 2 breakthroughs were made, ie streets; one laid in the east-west direction is called the "street of the sun", while the other is laid in the north-south direction and is called the "street of the wind".
The buildings are built of reinforced concrete constructions D-20 cm and lined with stone from the property also D-20 cm. Thermal and sound insulation is inside with a knauf lining and has a thickness of 58 cm. The roofs are paved with stone slabs raised above the waterproofing "sike". All infrastructure installation is located in the so-called. energy ring around buildings, while electrical, mechanical installation of heating, cooling and IT networks are located under the roofs. All this resulted in the energy class "A" class and receiving the prestigious award for architecture (2014) Kovačić and a nomination for the world award Mies van der Rohe.
